Description Il Cappero is the lower terraced level of a larger property of which the upper level (recessed) is occasionally used by the owners. To all intents and purposes it is completely independent and has total privacy, although the access track to the sea starting behind the property is shared. The house is built into the native rock, providing a natural insulation from extreme temperatures, and opens to a large shaded terrace looking out to the ocean. The surrounds are adorned with flower beds, native shrubs and a large tree in the centre offering abundant natural shade. A herb garden is at the disposal of guests providing hot chillies, tomatoes and other seasonal vegetables. Caper vines climb spontaneously over the hills, whilst apricot, plum, peache and pomegranate trees offer an abundance of tasty fruit during summer. Furnished in a tasteful mix of rustic furniture with some elegant touches, with lovely prints and sea photographs, shells collections, Il Cappero is a very enticing and welcoming beach cottage, ideal for two couples with children. The spacious living room is the hearth of the house, with the three bedroom on the two sides. The master bedroom has en-suite bathroom, while the junior bedrooms share a bathroom. Only the living room has an air-conditioning unit. The kitchen is semi open, and is very well equipped, as the owner is a keen cook and entertainer. Lots of good quality pots and pans, utensils, ceramic pottery, coffee machines are supplied, as well as an open air kitchen to use in summer, complete with pantry, sink, grill, gas hob and an adjacent stone table, seating 6-7 people and shaded by a bamboo pergola. From the terrace, a series of gently sloping steps lead 50 metres down through fig trees, cacti and rosemary bushes to a seafront terrace, equipped with shading, shower and sun beds. From this terrace, one can access the warm, crystal clear waters of the Mediterranean.
Position Carparking space for at least one car (more may be available on request) is available in an open carpark at street level. The villa is accessed by descending a pathway with 58 steps down to the entrance of Il Cappero. Distances - Marina Marittima - 500m (food shops, bars)

Special Notes for Villa Il Cappero Please refer to our Terms and Conditions in respect to additional charges and extras applicable to rental villas and apartment accommodation. Please note that the maximum time for arrival at this property is 10pm (22:00). Refundable security deposit A refundable security deposit of € 300.00 is payable on arrival at the villa (can be in equivalent $US or £GBP). The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras. Additional services and charges - payable locally on arrival (in Euros): - Cleaning fees are included in the rental price and include fresh linen at the beginning of the week, a set of house towels (not to be used for the beach) a change of linen and cleaning on Saturdays (for multiple week stays), and final cleaning on departure.
- Additional cleaning and linen changes can be requested and the cost is available on request.
- Telephone - the property is not equipped with a telephone;
- Electricity is an additional charged and calculated on consumption at €0.25 per Kw.;
- Heating and gas costs are payable according to use of the water heater at €1.20 per hour of use (metered).

- Boats and bikes hire, food hampers, cooking and many other services mentioned on our booking form can be pre-arranged and prices will be provided on application.
