Villa Belvedere, situated in a panoramic position overlooking Capri in the small village of Annunziata on the Sorrento Peninsula, is an important landmark villa built in the 17th century with views on three of its sides. Beautifully styled after a careful restoration by its owners it is one of the most beautiful and charming villas along the entire coastline combining the elegance of its noble past with the modern comforts demanded of a luxury villa.

DescriptionNamed for its scenic position (belvedere), the villa is set out over two levels connected by a staircase built of sandstone slabs from the Massa area and decorated with 18th century mosaics. On the ground floor an entrance hall leads into the main lounge, paved with majolica tiles and comfortable divans that also provides access to a panoramic outdoor terrace. A kitchen with adjoining terrace furnished with tables and chairs built in typical glazed ceramics from the C19th. Although the antique wood-burning stove provides an unforgettable sensation of its origins, the kitchen is fitted with all modern comforts. Down five stairs is a double bedroom with the option of two additional single beds and an en-suite bathroom (shower only). A further bathroom with bathtub on this level is accessed from the lounge. The staircase leads up to the first floor with a central living room featuring frescoed ceilings and antique furniture that provides access to the garden and pool area through French doors. There are four bedrooms on this level (one double, two twins and one single) they share two bathrooms, all of which open off the living room. The bedrooms have wonderful sea views, frescoed or vaulted ceilings and are furnished with stylish antiques. Several rooms on this level lead out to a covered portico which gives access to a large split level cotto tiled terrace, furnished with C19th majolica tables and chairs and featuring beautiful views over the Isle of Capri, the beautiful fishing port of Marina della Lobra below and the bay of Naples with its Mount Vesuvius volcano. The swimming pool (9m x 3m) and solarium on this level are furnished with umbrellas, sunbeds, tables and chairs. The gardens surrounding the villa provide wonderful areas for relaxation and getting together. Planted with typical and ancient botanical species, typical of the Mediterranean there are many shady spots for relaxing. Enjoy an aperitivo in the open-air lounge equipped with tables and chairs or snooze in the hammocks caressed by gentle breezes on a hot summer afternoon. On the rooftop is a further panoramic terrace with incredible 360deg views. Please note that the property is staffed by resident caretakers/cleaners who are on the property at all times and have a separate apartment with an independent entrance on the ground floor.
Position Villa Belvedere is positioned in the tiny hill village of Annunziata. Access is through secure gates into a private parking area that provides direct access into the villa.
This locality
As the road winds out along the coast road from Sorrento, one can tangibly feel that they are leaving the city way of life behind. Local farmers (contadini) with their three wheeled Ape Utes tend the olive plantations that string along the rocky hillsides and every now and again the bushes open up to the stretches of blue sea and sights of Capri and the other islands in the Bay of Naples.> more

Special Notes for Villa Belvedere Italy Please refer to our Terms and Conditions in respect to additional charges and extras applicable to rental villas and apartment accommodation. Refundable security deposit A refundable security deposit of €1,000 is payable on arrival at the property. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras. General Information: Normal arrival times are between 15:30 (3:30pm) and 19:00 (7pm). Departure is by 9:30 on the day of departure. Services included and extras: - The rental amount includes midweek and final cleaning for the villa. Maid service and cleaning includes 6 hours of service from Monday to Saturday and includes the provision of breakfast, change of towels daily, two changes of linen (Sat and Wed). Please note that the cleaner has a cleaning program that does not include washing dishes, clothes or serving guests needs other than as above.
- Beach/pool towels are provided;
- All utility costs are included in the villa rental cost.
- High chairs and cots are available at an additional cost of € €50 per week
- Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;

Situated approximately 14 km from Sorrento, the Nerano locality is a primarily agricultural/fishing community which in bygone centuries had little to do with its neighbouring areas. Blessed by a pleasant climate, wonderful outlook and steep sun drenched descent towards the sea it was the enclave of a small number of families who handed down their interests from generation to generation.
