The origins of Villa Montinella hark back to the 17^th century when most of the population around Lake Garda lived in small defensive and often walled villages. Located on the fringe of the medieval village of Manerba del Garda, in a quiet, limited traffic zone, the recently renovated villa is just a short stroll from colourful cafes, trattorias and the village piazza.

The entrance gates open into a rustic court yard leading onto the garden and pool areas. The accommodation enjoys lovely views of the Lake and surrounding hills and lakeside beaches are just a 10 minute walk away.

Description

Villa Montinella is a great villa for a family or group of friends who wish to be together but also need some independence. Stroll down to the local bakery or cafe' each morning, or take a passegiata in the piazza followed by a spritz at aperativo hour in the evenings. For those wishing to cool off in the fresh and pristine waters of the lake, a small beach is only 1km (15 mins) walk away.

 A large portico entrance under the villa leads to an open pebbled courtyard surrounded by the garden/pool area, a self-contained dependence for 2 guests and the portico of the villa which is furnished with a table and chairs for outside dining. There is parking space for cars, though most guests prefer to leave them in the (free) village carpark 50m from the gates.

Entering the villa there is the entrance hall and living room with portico on one side and the kitchen with breakfast table on the opposite side. Stairs ramble up from the entrance hall to various split levels containing the five bedrooms with en-suite bathrooms. Each bedroom is fitted with air-conditioning*, a small refrigerator, tea making facilities, satellite TV, telephone and hairdryer.

The small dependence off the courtyard area is fully self-contained having a small open plan living/dining room and kitchen, and a bedroom with en-suite bathroom. The garden is generously sized for its proximity to the village and has a grassy area bordered by lovely bushes, olive trees and flower beds, with an inviting plunge pool.

* two of the bedrooms do not have airconditioning units but are served by flow through aircon from other rooms

Position

The villa entrance is through double gates in a secure portico off the small paved road leading into the village. Most guests park their cars in the free public parking area after dropping off their bags.

Refundable security deposit

A refundable security deposit of €1000 is payable on arrival at the property. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras. A further deposit on heating or air-conditioning of €300 will be required if those services are to be used.

General Information:

• Normal arrival times are between 15:30 (3:30pm) and 19:00 (7pm). Departure is by 9:30 on the day of departure.
• The swimming pool is open from May to October;

Services included and extras:

• Cleaning - included in villa rental are 3 hours of mid week maid service. Final cleaning is an extra payable locally in the amount of €150 and not included in weekly rental.
• One set of bed and bath linen per week is included. Additional changes may be requested at the cost of €12 per person. Beach/pool towels are not provided;
• Additional maid service can be requested at a cost of € 18 per hour payable locally
• Telephone calls will be based on consumption at 35 cents per unit;
• Electricity consumption is included up to 150Kw and additional use (including air-conditioning) is payable based on consumption at 45 cents per Kw
• Heating, if required, is payable on the basis of consumption of gas
• Kitchen gas and water costs are included
• High chairs and cots are available at an additional cost of € €50 per week
• Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;
• Baby sitting services can usually be organised locally by the area manager;

The town of Desenzano is the largest and liveliest in the south of Lake Garda; its central picturesque piazza is situated on a cobbled pedestrian walk that winds its way around the contour of the lake, providing a wonderful opportunity to experience the daily passeggiata and inspiring views up the lake.
