Set in the Marche countryside, yet within walking distance to well serviced village of Novilara, Villa Maremonte is a very comfortable farmhouse set in expansive lawns with a spacious swimming pool. Surrounded by gently rolling hills planted with a patchwork of olives, grapes, wheat and natural forest, the villa is only 6km by road to the nearest sandy beach and 10km to the lively seaside town of Fano. Novara is a small hilltop hamlet with several trattorias, a general store, cafés, post and a bank.

Description

Villa Maremonte dates back to the mid 1800's and has been thoughtfully restructured whilst retaining its rustic features. Decorated in earthy tones and featuring original stone flooring and exposed timber ceilings the villa has four bedrooms with three and a half bathrooms over two levels and looks out over the front lawn. The entrance is from a quiet country road and the surrounding countryside is given to local agriculture.

The lower level of the villa is dedicated to daytime living and includes a large open living room furnished with divans, wicker lounge chairs and opening to the back garden and front veranda of the house. The kitchen is well equipped with all modern conveniences but retains its rustic style and is furnished with a heavy wooden table and two long bench seats. The front veranda overlooking the front lawn and pool is covered by exposed timber eaves and furnished for summer living and dining. There is a bathroom with shower equipped also for handicapped people and a laundry also on this level.

Upstairs, four spacious but unique bedrooms overlook the front lawns and garden - two with double beds have their own private bathrooms (shower only), whilst a further two bedrooms (one twin, one double) share a bathroom with a bathtub. The twin bedroom is also equipped with a divan bed that could accommodate a further two guests if required. The bathrooms have all been renovated in bright pastille colours, and all bedrooms are furnished with antique wardrobes, side tables and bedside lamps in keeping with the style of the villa.

Outside the villa is a spacious and fully fenced garden. A gravel driveway leads 100m down from the entrance gates to the garage. A row of olive trees separate the driveway from a large lawn with the in ground swimming pool. The pool (10x5m) has a large border which is furnished with umbrellas sun chairs and lounges. A large hedge runs the perimeter of the fences and closer to the house, several large trees including an impressive Mulberry tree provide a shady spot for relaxing or swinging idly in the hammock chair.

The property lies approximately 14km from the main coastal motorway at either Fano or Pesaro. Arriving in the hamlet of Novilara, an asphalted but quiet country road leads 1200mt to a small lane, adjacent to which are the secure entrance gates to Villa Maremonte. Refundable security deposit

A refundable security deposit of €500.00 is payable on arrival at the property. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras.

General Information:

• Normal arrival times are between 15:30 (3:30pm) and 19:00 (7pm). Departure is by 9:30 on the day of departure.
• The season for pool opening is May to September;

Services included and extras:

• Cleaning fees - Final cleaning is an extra payable locally in the amount of €120.00 per week and not included in weekly rental;
• One set of bed and bath linen per week is included per week. Additional changes may be requested at the cost of €9 per person. Beach/pool towels are not provided but may be rented at a cost of €6 per towel;
• Additional maid service can be requested at a cost of € 10 per hour;
• Telephone and internet services are not available at the villa;
• Electricity consumption is included in villa rental;
• Heating, if required, is payable on the basis of consumption of gas;
• Kitchen gas and water costs are included;
• High chairs and cots are available at no additional cost;
• We apologise, pets are not allowed;
• Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;
• Baby sitting services can usually be organised locally by the area manager;
