Nestled in a scenic but quite secluded position, Villa Avia, situated only 8km from Acqualagna enjoys beautiful rural views over hills covered in woods and planted fields with a great backdrop of the far off Sibilini mountains. The house has a pleasant country atmosphere and the pool has been placed so that it appears to be an oasis in the fields. Meanwhile the beaches of Fano are only one hour by car using the nearby state highway.

Description

The entrance driveway to Villa Avia winds 1 kilometre around the hills to a parking area under large shady trees. The villa, recently renovated, has been painted in the earthy terracotta tones of the area and is surrounded by a luscious green lawn dotted with shady trees and well kept garden beds. An external pathway winds up around the villa providing direct access also to the first floor.

A shaded veranda on the ground level is furnished with two large teak tables for alfresco dining and enjoying the breezes on hot days. Inside the main living room there is a sitting area and an open plan dining room where two wooden tables provide comfortabe accommodation for the entire capacity of the villa (14). A double door leads through an open living room to the kitchen which is large and particularly well equipped and also provides direct access to outside. There is a combined bathroom and laundry behind the living room.

An internal staircase leads to the first floor bedrooms where a corridor opens left and right into four large bedrooms, each with an en-suite bathroom and shower. Two of the bedrooms have additional double bunk beds and the other two have additional single beds. The main beds in two of the four bedrooms can be split into single beds.

A door at the end of the corridor opens out onto the external paved walkway which winds its way down through garden beds to the veranda area of the ground level. A gently sloping paved walkway leads 50m down through the lawns to the swimming pool which is furnished with umbrellas, sun-chairs and sun-lounges .

Villa Avia is a perfect location for groups seeking a relaxing holiday in natural surroundings within reasonable distance to restaurants, antique towns, cultural attractions and the seaside.

Villa Avia is situated approximately 10km from Acqualagna, the last two km of which are on a well maintained gravel road. From the turnoff to the property, a further gravel driveway leads, approximately 1km to the villa. The nearest shop is at Pole which is 8 km away.

Refundable security deposit

A refundable security deposit of €500.00 is payable on arrival at the property. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras.

• Normal arrival times are between 15:30 (3:30pm) and 19:00 (7pm). Departure is by 9:30 on the day of departure.
• The swimming pool is open between May and September;

• Electricity and utility consumption is included in the price for renting this holiday villa;
• Heating, if required, is payable on the basis of consumption of gas at €50.00 per day;
• High chairs and cots are available at no additional cost;
• Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;
• Baby sitting services can usually be organised locally by the area manager;
