Technical Description of Podere Capretti

Tinto Apartment - 4BR - sleeps 8

The 4 bedroom Tinto apartment occupies a rear corner position and has a large garden around two sides with a vine covered pergola just outside the kitchen area. The entrance is into a large sitting room with sofas, armchairs and a corner study that opens through to a dining room with a table for six that can be extended to accommodate twelve if required.

The kitchen is rustic in styling, but well equipped with dishwasher, washing machine and abundant equipment to suit most cooks. There is a breakfast table for six and it opens out onto the garden area and pergola. Also opening onto the garden, is a double bedroom with independent entrance and its own bathroom.

Stairs lead up to first floor where there are 3 bedrooms, each with en-suite bathrooms and views over the countryside. Two of the bedrooms are spacious double bedrooms and the other is a smaller twin room. Importantly, all beds have orthopaedic mattresses.

From the outside of the apartment a footpath leads 200m to the swimming pool area which is equipped with sun lounges, chairs, tables and also has a changing room and bathroom facilities.

Daniela  Apartment - 3BR - sleeps 6

The entrance of the Daniela apartment is from the private garden area into a large living room with comfortable divans and armchairs. Rich tapestries adorn the walls and a large arch leads through to the dining room area. The adjacent galley style kitchen is well equipped (dishwasher, washing machine, gas range, oven, refrigerator) and also opens directly onto the garden area.

A large bedroom suite with lounge alcove and en-suite bathroom on the ground floor provides access onto a private veranda with vine covered pergola. An internal staircase provides access to the first floor accommodation where there is a large bedroom with four poster bed and en-suite bathroom, and a further bedroom suite with en-suite bathroom and private lounge area. All the bedrooms are comfortably furnished and have orthopaedic mattresses.

 Combined apartment - 7BR - sleeps 14

The above two apartments can interconnect to make a large property comprised of 7 bedrooms, 7 bathrooms with numerous and spacious facilities. One of the dining rooms can accommodate the whole group and interconnecting doors are both on the ground and first floors.

Capanna Apartment - 2BR - sleeps 4 (not published)

The two bedroom apartment Capanna is a separate structure located 25m from the main farmhouse and has a small private garden with vine covered pergola. The accommodation is on two floors and the quaint vaulted stone ceiling of the ground floor provides it with a unique styling.

Entering from the garden area with shaded pergola and equipped for alfresco dining is the open plan living and dining room of the Capanna apartment. Furnished in rustic Tuscan style the ground floor has a beautiful stone vaulted ceiling creating a wonderfully cosy atmosphere. At the rear of the open plan room, double opening doors lead into a compact, but well equipped kitchen.

Stairs lead up to the first floor where there are two large bedrooms each with their own bathrooms. The larger double bedroom has a cosy fireplace and lounge setting, whilst the second bedroom can be made up as a double or twin as required. Outside is a wonderful pergola area in which to enjoy some al fresco dining surrounded by wonderful countryside.
