Situated just 3.5km from the centre of the hill town of Cortona and immersed in a wonderful country setting with beautiful views over the Val di Chiana and Cortona hills, Villa Cappuccina is a popular vacation rental property. The farmhouse, lovingly restored by its owners, is set out over three levels with garden access from each of the levels surrounded by a large fenced garden with olive trees, lavender and vines. A brief pathway leads down to the private swimming pool surrounded by fragrant lavender, olive trees and enjoying lovely views down the valley.

Description The road from Cortona leads slightly down hill to the ancient monastery of Le Celle (see more photos), and then a gravel road continues down for a further 500m to the entrance of Villa Cappuccina. Offstreet parking is available at the top level of the farmhouse, although the main entrance is down some steps at the middle level. Adjacent to the front door is a beautiful grapevine covered pergola with lovely views over the valley and furnished for alfresco dining. The main entrance leads into a comfortable living room with a large picture window enjoying great views towards Cortona and down the Val di Chiana. Doors pass into a dining room or into a corridor leading to two bedrooms and a large bathroom with Jacuzzi bath. A well appointed kitchen is adjacent to the dining room and also opens onto the terrace. Stairs lead from the dining room up to the first floor where there is a double bedroom with en-suite bathroom and a small access door to the driveway level. The bottom floor is only accessible from garden stairs and is perfect for a couple who do not need to be within earshot of the rest of the group. A beautiful lawn with a shaded veranda leads into this dependence with its own kitchen/dining room, double (or twin) bedroom and bathroom. The grounds have been beautifully landscaped and the gardens are fragrant and well maintained. Paved paths wind their way between the levels and to the swimming pool (12m x 5m)

Refundable security deposit A refundable security deposit of €300 is payable on arrival at the property. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras. General Information: - Normal arrival times are between 17:00 (5pm) and 19:00 (7pm). Departure is by 9:30 on the day of departure.
- The season for pool opening is from the beginning of May to the 25 September;
Services included and extras: - Final cleaning is an extra payable locally in the amount of €15 per person with a minimum charge of €75
- One set of bed and bath linen per week is included. Additional changes may be requested at the cost of €12 per person. Beach/pool towels are not provided;
- Additional maid service can be requested at a cost of €15 per hour;
- Electricity consumption is included in the weekly rental price up to 300kw. Additional consumption is charged at 30 cents per kw
- Heating, if required, is payable on the basis of energy consumption;
- Kitchen gas and water costs are included;
- Unlimited broadband use is included in the rental price;
- High chairs and cots are available at an additional cost of €50 per week;
- Baby sitting services can usually be organised locally by the area manager;
- Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;

Nearby localities
Castiglione del Lago on Lake Trasimeno is a lovely medieval village on a promontory and has a beautiful square and cobbled streets. The old town perches above the lake on a rock promontory inside its preserved walls and is surmounted by a renaissance castle. Boat trips are available daily to Isola Maggiore, and from there to Isola Polvese (a nature reserve) and Passignano sul Trasimeno. Castiglione has attractive free beaches, restaurants, bars and excellent shops, as well as an unrivalled atmosphere. It is a centre for culinary delights. Free parking is available outside the city walls. There are swimming pools nearby and an excellent supermarket on the outskirts of the town. > more
