Strategically situated in a rural setting with beautiful country views, yet only a few minutes from major roads leading to Florence, Lucca and Montecatini, Casa Graziosa is a wonderful choice for a holiday in Tuscany. Overlooking the Monsummano hills toward Montecatini, the house boasts three bedrooms with ensuite bathrooms, airconditioning, an outdoor patio equipped for dining and a pool with furnished sun terrace and games area.

Description Casa Graziosa, situated in the hills leading up to the historic and picturesque hilltop of Monsummano is a former barn that has been converted into a simple but comfortable accommodation. In an area of thick forests and small farms and country freshness, the former haybarn has been thoughtfully restructured into comfortable accommodation for six guests and enjoys wonderful views towards Montecatini and the south. The original homestead is situated only a short distance from the house and is still inhabited by the owners. There is also the possibility of renting an additional bedroom with ensuite and sitting room in the owners house in order to accommodate groups of eight guests. The interiors are simple, but tasteful and offer most modern conveniences. The kitchen is well equipped with cooktop, oven, refrigerator and a good selection of cooking utensils. Adjacent to the kitchen is an internal dining setting and a formal living room with two divans. In the adjacent sunroom, a large angular divan looks out over the lawns and olive trees to the valleys leading down to Montecatini terme. The three bedrooms on the first floor have been fitted with new matresses and bases, TVs, air-conditioning, flywire screens and taseful soft furnishings. Each bedroom has its own ensuite bathroom (shower only). Casa Graziosa is fully fenced and accessed through electric gates leading into a gravel car park. A terraced lawn area is partially shaded by olive trees and a paved pateo has been furnished for alfresco dining. On a lower terraced level, a partially dug-in above-ground pool (9 x 4.6m) with furnished sundeck is surrounded by grassy terraces and olive trees. A table tennis table is provided for the use of guests in summer.
Position Casa Graziosa is situated just just 7km from the A11 freeway at Monsummano alto. From the thermal town of Monsummano, a secondary forest road winds 2km up the hill towards the former hill town. Lying approximately 47km northwest of Florence on the main highway connecting Florence with Lucca and the seaside, Montecatini is well known for its hot springs that have been popular since the 14th century. The elegant town with its thermal facilities lies the foot of a quaint medieval hilltop village known as Montecatini Alto. In order to secure availability for 2012 and 2013, we recommend booking 6 months to 12 months prior to arrival date. Please refer to our Terms and Conditions in respect to additional charges and extras applicable to rental villas and apartment accommodation. Refundable security deposit A refundable security deposit of €300 is payable on arrival at the property. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras. General Information: - Normal arrival times are between 17:00 (5pm) and 20:00 (8pm). Departure is by 10:00 am on the day of departure.
- The season for pool opening is from May 2nd to mid October;
Services included and extras: - Cleaning - Final cleaning is an extra payable locally in the amount of €100 and not included in weekly rental.
- Electricity is included up to 110 kw; excess use is charged, according to use (metered) at the cost of Eur 0.23 per kw
- One set of bed and bath linen per week is included. Additional changes may be requested at the cost of €12 per person. Beach/pool towels are provided;
- Additional maid service can be requested at a cost of € 12 per hour;
- Heating, if required, is payable on the basis of consumption of gas;
- Kitchen gas, electricity and water costs are included
- A baby cot is available at an additional cost of € €40 per week
- Late arrival - we can usually accommodate requests for late arrival if they are advised at the time of booking. We are not responsible for arrivals out of normal arrival times above that have not been organised in advance;
- Baby sitting services can usually be organised locally by the area manager;
