Located just 5 minutes up a gently curving road from the thermal town of Monsummano, Villa Serena is 'hidden' away in a quiet valley, overlooking lush forested valleys in the Valdinevole area. The beautifully restored farmhouses (they were actually two adjoining dwellings) overlook well maintained gardens and lawns and the swimming pool which is situated on a lower terrace, overlooking the valley. Description

Villa Serena was originally built as two adjoining rural dwellings in the second half of the 18th century and is the centre of a property of over 7ha of woods and olive groves. Positioned at approximately 250mt. above sea level it has a wonderful outlook over the hills and richly forested valleys of this area (chestnut, oak etc.)

In joining the two original dwellings the owners have created a villa full of character and very versatile in terms of meeting guest requirements. Able to be separated by closing some strategic doors, the villa as a single habitation has a wonderful balance of living space and nicely sized bedrooms. The owners, who live in a separate villa next door have a passion for antiques and have furnished the villa with pieces acquired throughout 30 years of collecting. The traditional cotto floors are decorated with persian carpets and some of the more particular pieces are the beautiful doors of the walk-in wardrobes in two of the bedrooms, the wooden 17th century plaque from a Florentine convent above the door of the larger lounge room and the Empire wardrobes and chests of drawers in two of the bedrooms

The external walls are constructed of local stone typical to the area and the villa opens onto a large garden of 3000sqm comprising lawn areas, shady trees, well maintained gardens and a wisteria covered pergola, perfect for alfresco dining or enjoying the gentle breezes on summer afternoons.

On a lower level a 6 x 12m (1.3m deep) infinity swimming pool fitted with an endless spa (swimming treadmill) and jacuzzi overlooks the valley and is surrounded by a well equipped sun terrace.

Villa Serena is located approximately 3 km from the town of Monsummarno and 2km from the closest shops. A small asphalted road used only by local residents leads up to the property and entrance is through electric gates into the parking area (up to 5 cars).

It is conveniently placed near to the major roads leading to Pisa, Lucca, the seaside and of course Florence. Special Notes for Villa Serena, Monsummano Alto, Italy

The villa is booked out for spring and summer 2008. In order to secure availability for 2009, we suggest booking as early as possible.

Refundable security deposit

A refundable security deposit of € 800.00 is payable on arrival at the property. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras.

General Information:

• Normal arrival times are between 16:00 (4:00pm) and 19:00 (7pm). Departure is by 10:00 on the day of departure.
• The season for pool opening is May to October in normal weather conditions;

Services included and extras:

• Final cleaning of €200.00 is payable locally and not included in weekly rental;
• One set of bed and bath linen per week is included. Additional changes may be requested at the cost of €130 per change. Beach/pool towels are not provided;
• Additional maid service can be requested at a cost of € 12 per hour;
• Telephone calls and ADSL connection will be based on consumption;
• Electricity: 300kw are included in weekly rental and the excess is charged on the basis of consumption at 40 cents per KW.
• Heating, if required, is payable on the basis of consumption of gas (metered);
• High chairs (2) and cots (2) are available at no extra cost
• Four mountain bikes are provided for the use of guests

Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;

Baby sitting services can usually be organised locally by the area manager (€10 per hour);
