Technical Description of Villa Verdot (800m2 on 60ha)

Ground Floor

Entrance into a furnished hall with stairs leading to the lower ground floor and the first floor. On this level there is a large living room with fireplace and TV area, a wine tasting lounge which opens into the garden, a dining room and a well equipped American kitchen(stone sink, double sink, butchers table, 3 door commercial refrigerator, microwave, commercial stove - 7 burners, 2 ovens, toaster, slicers, scales, blender) with open braccia (fireplace), a reading area with 4 chairs and a corner with easychairs and telescope enjoying 200° views of the countryside. All the rooms open onto the garden with a shaded eave and the kitchen opens onto a covered loggia for alfresco dining, and numerous outdoor sitting areas. There is a guest bathroom and a wardrobe.

A small studio accessible from outside the villa is used by the vineyard manager (owner) and maid periodically. The office has a computer, telephone and fax machine that may be used by guests on prior arrangement.

Second Floor: Stairs lead up to a compact and sun filled living area perfect for relaxing, reading a book from the library or a mid afternoon snooze. A corridor leads to a master bedroom with en suite bathroom (spa bath and shower), and two twin/double bedrooms both with their own bathrooms.

Lower Ground Floor: Stairs lead down from the entrance hall to a lower corridor and two twin/double bedrooms with adjoining bathrooms that can also be accessed externally from a paved area with tables.

Exterior: The entire property is 60Ha (135 acres) of which 7Ha are planted with vineyards, 5Ha with olive groves and 1HA surrounding the villa. The remaining is gently wooded hills containing walking tracks. The villa is positioned on a small ridge with 360° views. Looking south in front of the villa overlooking the olives and vineyards is a large grassy area running the length of the villa and a bamboo shaded gravel terrace. On the west side is a shaded loggia with table for alfresco dining, whilst on the west side and overlooking the vineyard is a large outdoor wooden table and chairs for evening aperativo. A large tree to the north of the villa provides shading for a further outdoor wooden table and chairs. 100m from the villa is a temporary above ground swimming pool (14m x 6m).

Facilities: 14m x 6m above ground swimming pool, air conditioning, satellite TV with Plasma screen, CD and DVD player with library of DVDs, high speed Internet connection. Please note that air-conditioning is only available in the bedrooms of the Villa
