Casa Laureto, a charming and affordable holiday cottage for eight people, is located on a large estate that produces excellent Tuscan red wine and olive oil. The position is delightful, set in peaceful country, on a gentle hillside overlooking the valley towards Montepulciano and just a few minutes walk from the nearby village, where you will find a bar, restaurant, grocery shops and several wineries. Set close to the border with Umbria and Lazio, Casa Laureto is a perfect base from which to visit all of these wonderful regions.

Description Set independently amongst tall cypress and bay leaf trees, Casa Laureto is an independent cottage situated approximately 50m from two other rental properties occupying the property. It has a separate driveway and parking area, a large private lawn with seating area, as well as covered patio at the end of the house with a BBQ grill. The other cottages, also for rent share the swimming pool and provide a perfect solution for two or three families travelling together. Though carefully renovated, the cottage has retained the features and the charm of a 1800's country farmhouse. Floors, stone walls and wooden beams are original, although the bathrooms and have been refitted. There are two separate entrances on the two levels, two lounge areas with open fireplaces, a large dining room and four spacious bedrooms and a matching number of bathrooms, making it an ideal choice for a family or groups of friends. A small track leads from the cottage for approximately 800m to reach the small village of Palazzone where there are several bars and restaurants, food stores, a part time post office and some wine stores. The area is well connected to the motorway and the areas of Siena, Cortona, Umbria and even Rome are all within excursion distance. The swimming pool (12 x 6 m) with stairs, is set in a grassy area approximately 50m from the cottage and looks over vineyards, cornfields and woodlands to the distant hills and the dome of the church of Montepulciano.
Position Casa Laureto is reached from the entance road to Palazzone. A small gravel road for 500m leads through a small forest into the property Distance - Palazzone (shops, post office, tennis, two restaurants): 800mt (300 mts on foot)

This locality
Palazzone is a small characteristic Tuscan village in the hills below San Casciano dei Bagni. A tiny centre with just two cafes, bars, some well stocked general stores, post and some excellent local wine cellars, it has everything one could wish for on a self-catering holiday. The village is practically closed to traffic being a medieval town with very narrow roads. As a result the central piazza is a lively place for locals to meet for a coffee and converse. The local area has sport fields, tennis courts and some lovely country walks. Special Notes for Casa Laureto, Palazzone, South Tuscany, Italy Please refer to our Terms and Conditions in respect to additional charges and extras applicable to rental villas and apartment accommodation. Refundable security deposit A refundable security deposit of €250 is payable on arrival at the property. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras. General Information: - Normal arrival times are between 15:30 (3:30pm) and 19:00 (7pm). Departure is by 9:30 on the day of departure.
- The season for pool opening is mid May to the last Saturday in September.
Services included and extras: - Cleaning - included are mid week cleaning of 2 hours of maid service, 2 times per week, Final cleaning is included in weekly villa rental price;
- One set of bed and bath linen per week is included. Additional changes may be requested at the cost of €12 per person. Beach/pool towels are not provided;
- Additional maid service can be requested at a cost of €12.00 per hour;
- Telephone calls and internet connection will be based on consumption at 30 cents per unit;
- Electricity and other utilities (except heating) are included in the villa rental price
- Heating, if required, is payable on the basis of consumption of gas;
- High chairs and cots are available at an additional cost of € €50 per week;
- Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;
- Baby sitting services can usually be organised locally by the area manager.

Nearby localities
Siena is one of the most beautiful towns of Tuscany and perhaps Italy. Surrounded by olive groves and the vineyards of Chianti the town is set on three hills and is mostly pedenstrian only. At the centre of the town is the large Piazza del Campo, noted for the Palio horse race held each July and August and full of activity year round. An important university town, Siena has wonderful outdoor cafes, piazzas, churches and museums.> more
San Casciano dei Bagni is a lovely small village and thermal spa area in the hills of the Chiana valley. The picturesque village is surrounded by typically tuscan landscape - rolling hills, olive groves and lovely pencil cypress trees. At 580m of altitude the summer climate is most pleasant and the vegetation around the town is rich as a result of the thermal springs (37° - 42°C).> more
