This beautiful 350 sqm stone house is set in a hectare of fenced gardens in the countryside on the border between Tuscany and Umbria, an area offering magnificent landscapes and proximity to many interesting localities of both regions. It has a wonderful outlook of the surrounding sunflower fields, the nearby hills and Mount Amiata. Podere Poldino is equidistant between Florence and Rome and is located a few hundred meters from a lateral road leading to the hearts of both Tuscany and Umbria. The A1 motorway passes within a kilometre of the property and the exit of Chiusi is a quick 12km away. The house is set in a large garden with mature trees and has a private swimming pool of generous size, located in the lower part of the garden.

Description Podere Poldino was recently restored with charm and attention to details, as it was intended for personal use by the owners. The interiors have been decorated in neutral tones of taupe and are furnished with nice family pieces, enriched with Murano chandeliers. Each bedroom has a different colour scheme, with carefully matched furnishings, which make Podere Poldo a very inviting and pleasant place to stay. A long driveway leads down from a small unmade road to the parking area. A short pathway leads to a comfortably sized entrance porch which opens into the entrance hall. On the right a door leads into large open plan area with two living rooms and each open out onto the gardens overlooking the pool. Another opening leads from the entrance hall into a lovely antique dining room which has a further breakfast room leading into a beautiful rustic (but well equipped) kitchen. Just outside the kitchen door is a lovely 'cooks' pergola, and a further large shaded pergola equipped for summer living is just around the corner on the south side of the villa. There is a service bathroom adjacent to the entrance hall. The sleeping accommodation is all upstairs and access is via an internal staircase from the entrance hall or an external staircase.There are five bedrooms each with private bathroom. The gardens are well planted with some large and shady trees to provide ample respite on hot afternoons. The swimming pool is positioned on a slightly lower level than the villa and has grassy sun baking areas and a shaded pergola for those who prefer a little shade. We note that as this property is positioned within one kilometre of the motorway and 400m from a secondary road, some road noise may be heard in still or unfavourably windy conditions. When we visited the property we were barely able to discern the traffic noise but have priced the villa to account for some disturbance. This locality
Palazzone is a small characteristic Tuscan village in the hills below San Casciano dei Bagni. A tiny centre with just two cafes, bars, some well stocked general stores, post and some excellent local wine cellars, it has everything one could wish for on a self-catering holiday. The village is practically closed to traffic being a medieval town with very narrow roads. As a result the central piazza is a lively place for locals to meet for a coffee and converse. The local area has sport fields, tennis courts and some lovely country walks. Special Notes for Villa Poldino, Tuscany
2012 prices are provisional and may be revised, however most owners will accept bookings at 2011 prices until the new prices are confirmed. Please send an enquiry and we'll respond with a firm quote. Please refer to our Terms and Conditions in respect to additional charges and extras applicable to rental villas and apartment accommodation. Refundable security deposit A refundable security deposit of € 500 is payable on arrival at the villa . The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras. Additional services and charges - payable locally on arrival (in Euros): - Midweek cleaning and a change on Saturday is included in the villa rental price, however final cleaning is payable locally in the amount of €10.00 per person.
- One set of bed and bath linen per week is included in the rental cost. Additional changes can be requested and will be charged at €6.00 per change per person;
- Electricity ; 150 Kw are included in the rental, excess will be charged at cost
- Heating (per week if required) - according to consumption;
- Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;
Other information - The season for pool opening is from mid May to the end of September;
- Baby sitting services can usually be organised locally by the area manager;
- Boats and bikes hire, food hampers, cooking and many other services mentioned on our booking form can be pre-arranged and prices will be provided on application.

Nearby localities
San Casciano dei Bagni is a lovely small village and thermal spa area in the hills of the Chiana valley. The picturesque village is surrounded by typically tuscan landscape - rolling hills, olive groves and lovely pencil cypress trees. At 580m of altitude the summer climate is most pleasant and the vegetation around the town is rich as a result of the thermal springs (37° - 42°C).> more
