Situated in the south Tuscan countryside, less than 2 hours from central Rome, Villa Piano is a traditional farmhouse that has been stylishly renovated to provide very comfortable accommodation for 14 people in a panoramic estate that extends for over 830 hectares (1700 acres). The estate has over 400 hectares of woodland and 70km of walking trails that provide unrivalled views of the Tuscan countryside.

Description

Villa Piano dates back to the 16th century and was extensively renovated in 1998. Located in a large estate of 830ha and containing several other villas, the holiday home is constantly modernised by the owners who are keen to preserve the rustic origins of the property whilst providing a high level of comfort for their guests. Consequently the interiors tend towards the contemporary whilst the exteriors have respected their historic origins.

To the side and slightly removed from the villa (70m) there is a 12m x 6m swimming pool in deep green tones (to minimise the visual impact), that leads onto a large lawn with shady trees that overlook grassy paddocks towards a lake and provide access to the front of the accommodation. Several double doors open from the lawn into a large living room with exposed timber beams and a large “sit-in” fireplace, a spacious dining room, a reading room and a modern and well equipped kitchen.

Also on the ground floor are three twin bedrooms with French beds (1.5 times a normal single bed) and en-suite bathrooms. Stairs lead up to the first floor which has a further four twin bedrooms (French beds), each with en-suite bathroom and wonderful rural views.

The location of the villa is entirely peaceful and at least 800m distant from the closest dwelling (another rental villa in the estate). The views from the bedrooms, windows and doors leading onto the front lawn are of woodlands, fields and in the distance the estate’s lake and the antique Abbazia (monastery). The shady trees in the garden provide a perfect opportunity for peaceful meals on warm summer days and a quintessential Tuscan holiday.

Villa Piano is located between the towns of Sarteano and Radicofani, just 10 minutes from the A1 motorway going from Rome (south) to Florence (north). The entrance from the road is on approximately 2km of well prepared gravel roads.

Sarteano

Sarteano is situated in southern Tuscany at the northern end of the Val d'Orcia. Being just over half way between Rome and Florence (less than 2 hours to either) and just off the main A1 motorway, it is a convenient holiday location. At 573 metres of elevation the classic hill town is situated on a spur of Mount Cetona. Refundable security deposit

A refundable security deposit of €500 is payable on arrival at the villa. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras.

Additional services and charges - payable locally on arrival (in Euros):

• A expense reimbursement of €200 .00 per week is payable on arrival at the villa. This fee reimburses the cost of  final cleaning, linen, water, electricity and kitchen gas. Includedare midweek cleaning on Mon, Wed, Fri with a change of linen on Wed.
  
• Additional changes can be requested and will be charged at €12.00 per change per person;
• Heating (if required) is an additional cost based on the consumption of gas;
• Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;

• The season for pool opening is from mid May to mid October;
• Pool towels are provided.
• Wireless internet connection can be obtained from the reception area (near the monastery)
• Unfortunately barbecues are not allowed due to the risk of fire.
• Baby sitting services can usually be organised locally by the area manager;
• Boats and bikes hire, food hampers, cooking and many other services mentioned on our booking form can be pre-arranged and prices will be provided on application.
