This, delightful country house is located just few kilometres from the famous town of Todi. It is situated within 3 hectares of spacious, gardens and ideally located for guests wanting to discover Umbria’s many places of interest.

DescriptionThe house is set out on two floors with a lower ground floor being reserved exclusively for storage by the owner. Entrance to the living room on the ground floor is from the side of the house or from a large furnished veranda at the front. The living room is luminous with a fireplace and living room furniture at one end and a dining table and kitchen at the other end (refrigerator, dishwasher, oven, cooktop). A door leads through to a corridor with two bedrooms (one twin/double) and a large bathroom with a shower and washing machine.Stairs lead to the first floor where there is a large room with a double bed, large bathroom and access to two terraces, one of which overlooks Todi. The garden is particularly pretty and at the rear of the house there is a swimming pool (10m x 5m) with sunlounges and umbrellas. In addition there is an organic vegetable garden that guests are welcome to use.
LocationThe villa is located 1km from the small village of Pian di Porto at the base of Todi.

Special Notes for Casa Fratti Please refer to our Terms and Conditions in respect to additional charges and extras applicable to rental villas and apartment accommodation. Refundable security deposit A refundable security deposit of €300 is payable on arrival at the villa. The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras. Additional services and charges - payable locally on arrival (in Euros): - Reimbursement of €200 .00 per week are payable on arrival at the villa for expenses including final cleaning,
- One set of bed and bath linen per week is included in the rental cost. Additional changes can be requested and will be charged at €12.00 per change per person;
- Heating (if required) is an additional cost based on the consumption of energy (metered);
- Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking. Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 50.00 payable to the local manager;
Other information - The season for pool opening is - June to September;
- Baby sitting services can usually be organised locally by the area manager;
- Boats and bikes hire, food hampers, cooking and many other services mentioned on our booking form can be pre-arranged and prices will be provided on application.

Nearby localities
Castiglione del Lago on Lake Trasimeno is a lovely medieval village on a promontory and has a beautiful square and cobbled streets. The old town perches above the lake on a rock promontory inside its preserved walls and is surmounted by a renaissance castle. Boat trips are available daily to Isola Maggiore, and from there to Isola Polvese (a nature reserve) and Passignano sul Trasimeno. Castiglione has attractive free beaches, restaurants, bars and excellent shops, as well as an unrivalled atmosphere. It is a centre for culinary delights. Free parking is available outside the city walls. There are swimming pools nearby and an excellent supermarket on the outskirts of the town. > more
