Close to the lively piazza at Campo S. Margherita and the wonderful Carmini church, apartment Raffaele is a lovely one bedroom apartment on the ground floor of a recently restored building. Modern and comfortable with Italian 'cotto' floors and exposed timber ceiling beams, it is a wonderful base for exploring Venice. In a few minutes stroll you can reach Piazzale Roma, the Accademia bridge with its art galleries, or wander along the well known 'promenade' fondamenta delle Zattere, along the Giudecca Channel.

Description The apartment Raffaele is situated on the ground floor of a building which has recently been completely restructured, and is directly under the Ariani apartment. The entrance from a quiet street opens into an internal stairwell and the door to the apartment on the left. The front door opens into a comfortable open plan living / dining room with a well equipped kitchenette (4 burner cooktop, oven, microwave, refrigerator). The furnishings include a divan, that can be also used to accommodate two additional guests if required (supplement payable), a television and a round table with four chairs. A door leads from the living room into the master bedroom featuring a wrought iron double bed, large built in robe and two large windows of which one is a sliding door leading into a very small courtyard. The bedroom has an en-suite bathroom fitted with shower (no bath), washing machine and hairdryer and also opens onto the small courtyard. The apartment is fully heated and air-conditioned (costs included in apartment rental) making it ideal accommodation at all times of the year.

Away from the tourist crowds, the Dorsoduro precinct is an area to savour the Venetian life style at its best. Lovely open piazzas with vibrant cafes and trattorias, colouful buildings with the characteristic mix of Venetian architectura, and cosy small canals with countless bridges where you may even find a group of students gathering with a guitar in the early evening.> more

Refundable security deposit A refundable security deposit of €250.00 is payable on arrival at the property (credit card authorisation). The deposit will be refunded on final inspection excepting in the event of damage or for the deduction of extras. General Information: Normal arrival times are between 15:00 (3:00pm) and 19:30 (7:30 pm). Departure is by 10:00 on the day of departure. You will be met at the closest boat (Vaporetto) stop, unless you arrange a transfer in which event you will be met at the closest point to the apartment (please apply for water taxi prices) Services included and extras: - Final cleaning fees of €75.00 are not included in weekly rental and are payable locally.
- The consumption of electricity, gas and water is included in the apartment rental price
- Heating and air-conditioning use are included in weekly apartment rental prices
- The prices quoted are for occupancy of two guests. Up to an additional two guests can be accommodated on the divan bed, however a local supplement of €63 per person per week will be payable on arrival.
- Late arrival fees - we will endeavour to accommodate, but cannot guarantee to satisfy requests for late arrival. The cost of pre-arranged late arrival (if available) will be advised at the time of booking (usually €55 to 23:00 and €70 thereafter). Unforeseen delays resulting in out of hours arrivals (if available) will incur a charge of € 70.00 payable to the local manager;
- Baby cots can be requested and a supplement of €70 per stay is payable on arrival. Please note that linen is not provided for cots. Baby sitting services can usually be organised locally by the area manager.
- Amongst our staff, we have some excellent cooks who are available to prepare home cooked meals in your apartment incorporating typical Venetian dishes. Costs are based on time and ingredients - please apply.

Nearby localities
Conveniente to the transport terminals, the Santa Croce area is considered too quiet or removed by many tourists. True it is 20 minutes or so to walk to San Marco with its thronging crowds, but this is where many Venetians have their homes, amongst the lovely piazzas and parks or along the canals that wind their way between them. Many guidebooks will recommend this area to discover small trattorias with local cuisine or to mingle with the locals for an evening aperitivo.> more
The Accademia Bridge is 10 minutes walk south west from the San Marco piazza and leads to the Dorsoduro sestiere (precinct). The university of Venezia is located in this area and it is therefore vibrant and young with many large piazzas with outdoor cafes and trattorias.> more
